New 5-Story, Full Service Hospital

The project, designed and located on a rural agricultural "green field" site, comprising 352,000 square foot hospital, located east of the intersection of I-75 and Big Bend Road. The hospital, designed with 90 private patient suites plus an additional 22 observation rooms, Emergency facilities, MOB, provides full surgery, medical and diagnostic services. The project completion was in 2015 at an anticipated cost of approximately $250M. This project was designed for future expansion. The hospital presently designed to include a 4-story MOB facility attached to the hospital, ultimately built out to include hospital services and patient rooms. Other areas of the building have been designed for future vertical expansion, specifically the Patient Tower sections. Structural slab and other provisions have been designed in to minimize the future expansion costs. Designed under the new 2010 Florida Building Code, required additional requirements, i.e.: added insulation and ADA requirements from previous similar facilities. The facility, although not a LEED designated project, was designed to meet the requirements of a LEED certification through drawings and specification criteria. Specifically, Building Envelope Commissioning Criteria and Best Practices were employed in the design that included R-30 insulated exterior walls, R-40 Insulated roof area, Crystalline waterproofing additive in precast concrete veneers and Acryl 60 plasticizers in cement plaster veneers over asphaltic self-sealing waterproofing membrane at all vertical surfaces and into openings. Additional moisture protection at expansion joints and below slabs was also specified. Moisture and air testing criteria meeting ASTM standards was included with designated limits to obtain adequate passing results. Documentation for all LEED Certifications was also added into the specifications for this design.

This project was a joint venture, designed by GS+P through 50% const documents, and finalized including construction administration by a local architect in Lima Peru. The unique design of the faceted Curtainwall glazing system set on a 15 degree vertical orientation required an innovated solution to the normal documentation approach in order to accurately locate glazing intersections along the exterior edge of slab for connections. The facility was also designed with a 5=story concrete structure parking garage below grade and in "Spanish and Metric". The client desired for an iconic structure was realized.
